            The following Ordinance was offered by Mrs.  Ezernack                  who moved for its adoption and was seconded by Mr.  Echols             :

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

 

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:
An amendment to the Zoning Map to rezone a ±.17 acre tract of land, more or less, from the B-3, General Commercial/Business District to R-2, Single Family Attached Residential District located in Ouachita Parish and more particularly described as follows: 

Lot 6, Square 1 Delery’s 2nd Addition
Otherwise known as 1316 Grammont Street

            APPLICANT: Louis Guirlando (MA 102-18)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 7-0-1 vote.  The lot was previously zoned I-1, Light Industrial and then zoned B-3, General Business/Commercial District in the last zoning ordinance update. The homes that are built in the area predate zoning in the City of Monroe. The area has seen recent residential development and the applicant would like to rezone the property to R-2, Single Family Attached Residential in order to develop the lot as residential. There are houses along that section of Grammont Street and a residential subdivision across the street. The rezoning is an extension of the R-2, Single Family Attached Residential District and not spot zoning. that are proposed to be rezoned are only partially developed. The R-2, Single Family Attached Residential District is appropriate for residential development.

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe be amended to zone a ±.17 acre tract of land, previously described and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to R-2, Single Family Attached Residential District , as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

            This ordinance was INTRODUCED on the 19th day of March 2018.

NOTICE PUBLISHED on the  22nd, 26th & 29th  day of  March  , 2018.

            This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES:            Echols, Ezernack, Woods, Wilson & Clark

NAYS:            None.

ABSENT:       None.

            And the Ordinance was declared ADOPTED on the  10th    day of  April  , 2018.
