            The following Ordinance was offered by Mrs.  Ezernack                  who moved for its adoption and was seconded by Ms.  Woods                        :

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

 

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:
An amendment to the Zoning Map to rezone a ±5.29 acre tract of land, more or less, from the B-2, Neighborhood District to B-3, General Commercial/Business District located in Ouachita Parish and more particularly described as follows:

2318 Armand Connector plus a Lot in Lot 5, Square 20, Breard Place Addition, Unit 3 and a Lot in north half of Lot 7, Square 20, Breard Place Addition, Unit 3

            APPLICANT: Chap Breard (MA 101-18)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 4-3-1 vote.  The lots that are proposed to be rezoned are only partially developed. The lots are presently zoned B-2, Neighborhood Business District. The applicant would like to rezone it to B-3, General Business/Commercial in order to provide more options in developing these lots as more uses will be allowed. The proposed B-3, General Business/Commercial District is an appropriate zoning classification as it will allow for more of a variety of commercial uses.

NOW, THEREFORE:

BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe be amended to zone a ±5.29 acre tract of land, previously described and the boundaries thereof which map is described in Section 37-34 of the City of Monroe Comprehensive Zoning Ordinance and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to B-3, General Business/Commercial District , as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

            This ordinance was INTRODUCED on the 19th day of March 2018.

NOTICE PUBLISHED on the  22nd, 26th & 29th  day of  March  , 2018.

            This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES:            Echols, Ezernack, Woods, Wilson & Clark

NAYS:            None.

ABSENT:       None.

            And the Ordinance was declared ADOPTED on the  10th    day of  April  , 2018.
